Free Land for Developers in Lagos


H
ousing, one of the most important needs of man is on a major problem in Lagos and Nigeria as a whole as affordable housing is on the decline and a great number of its citizens leave in squalor settlements and make shift abodes as a result.

The price of rental accommodation is so high that a whole majority resort to squatting with friends and families...this is a rampant occurrence in Abuja, the Federal Capital!

The government of Lagos State, headed by Governor Fashola has however swung into action to help reduce the pains of its people through its Private Partnership Programme aimed at providing free large expanse of land for intending developers to help reduce the accommodation problem within the state.

Governments input:

The Lagos State Government would be responsible to the developers for the following:
  • provision of land for appraised and evaluated proposals
  • issuance of sub-lease agreement/ C of O
  • provide development permit at reduced cost
  • handover site to the developer
  • provide necessary support to ensure project success
  • jointly market the property alongside the developer and receive an agreed percentage on the profit
These attempts are geared towards solving the high cost of acquiring land within the state, which is major problem for developers and it has been the bane of affordable mass housing development within the state. With the provision of free land, the Government has taken a great step in ending housing problems in Lagos State.

Developers input:
  • responsible for the draft proposal of project
  • prepare all drawings (Architectural, Civil, Structural, Mechanical and Electrical)
  • arrange and provide finance for the projects
  • manage the construction and also jointly market the project alongside Government

For this initiative, the government is making land available in the following areas;
  • Epe
  • Ibeju Lekki
  • Badagry
  • Ikorodu
Conclusion:

A great number of times, we have seen very laudable ideas turned to woeful projects due to the greed of the executing government officials, lets hope this doesn't go in that direction because if successful it would be similar to the great work done by Jakande, former Governor of Lagos State, whose mass housing projects remain a blessing to the state.
